The roofing system is a combination of gable and low slope. Clay tile is used at about half the roof. There
are many broken, cracked and displaced tile. There are moisture stains at the patio eaves & structure as well as inside
the home on the ceiling. This indicates that the tile roofing system & underlayment are failing and significant repairs
are needed by a professional roofer.
The patio roof is a flat gravel roof. The underlayment is at the end of its life and is leaking
water. This view is looking up at the edge of the patio roof, which is rotted. Repair/replacement is needed.
There is termite damage at this pier. Note that the screwdriver went all the way through the wood. Replacement
and further evaluation is needed by a licensed contractor.
Damaged condensate line at the A/C unit is causing damage to the roof. Repairs needed at the A/C and to
the roof.
Dry rot at the end of the beam at the front porch roof.
The rafter in the attic is broken and needs repair. This is likely the cause of the “sway” in
the tile roof.
The outlet is broken and needs replacement. This is a “shock” hazard.
This electric panel has double lugging and overfusing. This is a potential fire hazard and repairs are
needed by a licensed electrician.
Flame roll-out at the combustion chamber. Notice the old moisture damage at the base of the unit. It appears
the unit has settled and covered the lower combustion air vent. Not only does this restrict air supply, it will prevent propane
from being able to exit the closet. (propane is heavier than air) If a gas leak occurred, it would build up until ignited
by the water heater flame. Fire hazard!
The insulators are missing on the service conductor splices. If they “slap” together there
will be a big “blue” flash and the power will go out. It is a safety hazard.
The vent pipe is disconnected, this is polybutylene pipe and the TPR drain line is too small.
